The compliance context

The Digital Markets, Competition and Consumers Act (DMCC) came into force on 6 April 2025. Under the new framework, omitting material information from a property listing is automatically an unfair commercial practice.

The CMA has enforcement powers. Propertymark guidance on material information was withdrawn and replaced by the DMCC framework. This is not optional compliance. It's the legal baseline.

Liam takes your listing data — tenure, council tax band, flood risk, parking, utilities, restrictive covenants, the works — and writes a description that includes it clearly, in the right format, in a way that reads well to a buyer and satisfies the compliance requirement.
